Location


ICP Office Center is located at "Todor Aleksandrov"Boul., one of the most important and fastest growing axes of Sofia.
Boulevard "Todor Aleksandrov" connects the center with Ljulin - one of Sofia's biggest residence areas populated by more than 250.000 inhabitants - and expands into one of the biggest axes of communication within the city due to its good location, infrastructure, very good connection to public transport as well as easy accessability by private vehicle.
The first partition of "Todor Aleksandrov" starting from the city center is already fully developed with modern office and retail buildings so that the Boulevard is also called the Bulgarian "Wall Street".*
The view from ICP Office Center leads from the site along the axis of Boulevard "Todor Aleksandrov" to the future Bulgarian Parliament and to the statue of St. Sofia that also marks the beginning of the Boulevard. To the South the view opens up over the roofs of Sofia to the Vitosha Mountains.
The public transport connection is excellent; the metro is running below the Boulevard. The next station can be reached within 3 minutes by foot. Equally close are bus and tram stations.

Architecture

ICP Office Center presents itself as a "Business Container" that reacts with its form to the dynamic situation of Boulevard "Todor Aleksandrov" and at the same time to the layout of the site.
The construction parts provide the biggest possible freedom and flexibility to the creation and development of office space. ICP Office Center will be erected as a reinforced frame construction. The supporting elements will be arranged in a way that guarantees an utterly flexible design of cell, combination and open landscape offices.

Organisation of Building 1

ICP Office Center possesses two underground garages that offer about 60 watched parking lots.
Optionally a parking service will be provided to which personnel the building users can turn in their cars in front of the entrance to the basement garage and that drives down the car via car lift to the secure parking lots and brings it up when needed.
The pedestrian entrance is situated at the North façade of the building directly going out to the Boulevard. The two storey high, generous entrance hall leads to the garden and the reception desk aside. The front desk serves as reception and control of arriving guests, it is interactively connected to the security room in the back office area. At the same time the reception desk and the office of property management next to it supply services for the building tenants.
After identification at the reception or by the magnetic card reader directly at the security gates it is possible to enter the lift lobby and from here go up to the office areas or down to the basement garages by two comfortable lifts or in a light exposed staircase. The whole vertical connection (lifts and staircase) of the building is orientated towards the street facade which provides amazing internal and external views and turns it into an attraction within the building.

Organisation of Building 2

The foyer opens to a green courtyard that is accessible to all building users. The garden integrates light and green into the building and becomes part of it. The transition of foyer into the garden is fluent.
To the South the garden is protected from its neighbourhood by video monitoring and a leavy brick wall.
The cafeteria is sitting at the right of the entrance foyer orientated towards the street. It is used by interns and externs alike and can be enlarged by the conference room with its garden side if needed or is able to serve it while events take place.
The conference room is at the office tenants disposal, but can be rented out for events during the evening. Thus the foyer with the adjoining cafeteria and conference room becomes the central communication space of the building.
Next to the foyer on the left hand side are office or retail areas facing the Boulevard. In the rear and darker part of the ground floor is the back office area plus delivery.

Infrastructure and Vertical Building Connection

The core of vertical connection (lifts and staircase) is designed to sit rather in the centre of the building, while two technical shafts are foreseen in the centre of the eastern and western part of the building. This layout makes it possible to use each floor as one unit as well as divide it into two or three separate and independent office units. Around the shafts the service rooms are grouped (sanitary rooms, small kitchen and technical spaces). One service room unit is used by one office unit only.
The inside located parts of the building are used for the service rooms and the horizontal connections (hallways, lobby). Consequently an optimum of daylight is possible for all office spaces.

Building Services [HVACR]

The technical centres are situated in the basement floors. The ventilation of the office floors is placed within lowered ceilings above the horizontal connections. Electric wires and other cables are integrated in the raised floors. This solution provides us with a very flexible use of office space.

Façade

The building façade is planned and carried out by the highest standards. The North façade possesses its appropriate sound insulation, the South façade has sun protection in form of external sun-blinds motor-operated.

Design

The North façade is continuously glazed and is designed as a stick and mullion (post and rail) construction. Every second window can be opened; cleaning can take place from the inside or outside.
In the ground floor the street façade is also glazed with openings to shops, main entrance and cafeteria. To the South a simple panel and window façade is planned.
